January Home Sales Up Year-to-Year
YOUNGSTOWN, Ohio – Area home sales in January were up nearly 25% from where they were a year earlier, newly released figures from the Mahoning Columbiana Association of Realtors show.
Slightly more than half of that year-over-year gain of 52 units came from Mahoning County, where 27 more homes were sold in January than a year earlier.
A total of 266 homes were sold in January in Mahoning, Trumbull and Columbiana counties, up from 214 in January 2011. The 2012 total includes 125 homes in Mahoning, 93 in Trumbull and 48 in Columbiana. By comparison, in January 2011, 98 homes were sold in Mahoning, 85 in Trumbull and 31 in Columbiana.
Still, sales in all three counties were down from December 2011, when a total of 352 units were sold. The December 2011 number is the sum of 159 units sold in Mahoning, 129 in Trumbull and 64 in Columbiana.
In terms of dollar value, the three counties similarly logged improved year-over-year sales performances last month, totaling more than $20 million in January 2012. Mahoning’s sales dollar value totaled just under $9.50 million, Trumbull’s sales value reached $6.74 million for the month, and Columbiana had sales totaling $4.05 million for the month. In January 2011, Mahoning’s total solas value of homes sold was $7.27 million, Trumbull’s $5.64 million and Columbiana’s $2.61 million.
And again, although improved from a year ago, the January sales dollar volumnes were down from December, with $12.39 million for Mahoning, $9.15 million for Trumbull and $4.31 million for Columbiana.
Columbiana led the three counties for the highest average sale price during January, with $84,283, up from $84,131 a year earlier and down from $87,324 in January. Mahoning’s average sale price for the month was $75,948, up from $74,125 a year earlier and down from $77,917 in December. Trumbull’s $72,412 average for January was up from the $66,388 reported a year earlier as well as the $70,927 recorded in December.
Sale prices in January ranged from $4,500 to $850,000 in Columbiana, $5,000 to $394,000 in Mahoning, and $2,500 to $380,000 in Trumbull.
