January Home Sales Up in Valley from 2012 Results
YOUNGSTOWN, Ohio – Home sales in Mahoning, Trumbull and Columbiana counties during January improved from a year earlier, but all three counties experienced a drop from their December numbers, according to the newly released monthly report from the Youngstown Columbiana Association of Realtors. A combined 287 units were sold in January, reflecting a modest improvement from the 266 sold in January 2012, although down from the 352 sold in December.
Mahoning County reported the greatest year-over-year improvement among the three counties, with 141 homes sold in January, up from 125 a year earlier, but down from 173 in December. In Trumbull County, 96 houses were sold, a modest improvement over January 2012’s number, 93, but a drop from 118 in December. In Columbiana County, January’s 50 units sold were two more than the 48 sold in January 2012, but 11 fewer than the 61 sold in December.
In Mahoning County, the dollar volume of units sold in January totaled just under $13 million, up from $9.5 million a year earlier but down from $16.3 million in December. Dollar volume in Trumbull County dipped slightly over the year, to $6.6 million in January from $6.7 million in January 2012, and was down from December’s $10.6 million. Columbiana’s January total was up from a year ago, $4.3 million, compared $4.1 million in January 2012, but down from December’s $5.1 million total.
The average sale price in Mahoning County was $92,187 in January, up from $75,948 a year ago but down from $94,439 in December. Sale prices in the county for the month ranged from $4,000 to $449,900.
Trumbull’s average sale price in January was $68,994, down from both January 2012’s $72,412 and December’s $89,677. The price range last month was $7,700 to $325,000.
In Columbiana County, the average sale price last month was $86,493, up from January 2012’s $84,283 and December’s $83,061. The low sale price in the county last month was $18,188 and the high sale price was $210,000.
