Valley's 2012 Home Sales, Average Prices Show Gains
YOUNGSTOWN, Ohio – Despite declines in the number of homes sold in December in two of three area counties, local home sales for all of 2012 ended on a high note, with average sale prices rising and total home sales for the year up, according to newly released data from the Youngstown/Columbiana Association of Realtors and the Warren Area Board of Realtors.
Mahoning County’s sales in December were up slightly from a year earlier, 1.2%, with 169 units sold last month compared with 167 in December 2011. Annual sales were up 14.8%, rising from 1,901 in 2011 to 2,183 last year. The average sale price was $98,873 for the month, up 18.2% from December 2011’s $83,671. For the year, the county’s average sale price rose 5.4%, from $93,775 in 2011 to $98,827 last year.
December home sales in Trumbull County declined by 12.3% from a year earlier, according to the report. Last month, 114 homes were sold, compared with 130 in December 2011. For the year, sales increased 6.3%, from 1,557 in 2011 to 1,655 in 2012. The average sale price in December increased 27.5%, from $76,339 in December 2011 to $97,352 last month. For the year, the average sale price increased 12.1%, from $76,933 to $86,253.
Columbiana’ sales in December totaled 61, down 4.7% from 64 in December 2011. For the year, sales were up 13.3%, increasing from 684 in 2011 to 775 last year. The average sale price in December was $85,595, up 25.3% from $68,313 a year earlier. The annual average sale price dipped slightly, 0.2%, to $84,447 last year from $84,600 in 2011.
