October Home Sales Improve in Mahoning Valley
YOUNGSTOWN, Ohio -- Home sales in Mahoning, Trumbull and Columbiana counties during the month of October were up from a year earlier, although sales in Trumbull and Columbiana were down from the month before, reports the Youngstown Columbiana Association of Realtors.
In Mahoning County, 207 units were sold in October, up from 197 in October 2012 and just ahead of 205 in September. Trumbull County’s 160 units sold last month improved on the 145 sold in October 2012, but were down from 174 in September. In Columbiana County, 72 houses were sold in October, up from 67 a year earlier although down by 10 from September’s 82.
Dollar volume was up in all three counties last month compared to October 2012, but down from September in all three counties as well. In Mahoning County, sales totaled $19.2 million, up from $18.9 million the same month last year but down from $24.2 million in September. Trumbull County’s dollar volume was also ahead, $12.9 million last month compared with $12.2 million in October 2012, though down from September’s $15.2 million. Columbiana County posted sales volume of $6.8 million, up from $5.8 million in October 2012 but down from $7.7 million in September.
Average sale prices last month were up from a year earlier and from last month only in Columbiana County, where the average sale price in October was $94,939, up from $85,764 in October 2012 and from $93,797 in September. In Mahoning County, the average sale price was $92,687, down from $96,035 a year earlier and more sharply from $118,224 in September. In Trumbull County, October’s average sale price was $80,304, down from $83,967 and from September’s $87,112.
October sale prices ranges from $5,500 to $380,000 in Columbiana County, from $3,300 to $685,000 in Mahoning County, and from $2,000 to $285,000 in Trumbull County.
