November Home Sales in Valley Drop from October
YOUNGSTOWN, Ohio – Home sales last month in Mahoning, Trumbull and Columbiana counties were down from October, but still up when compared to November 2011’s sales, reports the Youngstown Columbiana Association of Realtors.
In Mahoning County, 175 units were sold in November, down from 197 in October but up from 160 in November 2011. Trumbull County posted 128 units sold last month, down from 145 in October but up from 114 a year earlier. Columbiana County had 58 units sold in November, up from 48 a year earlier but down from October’s 67.
The total dollar value of the houses sold in Mahoning County was $15.77 million, down from $18.92 million in October but up from $13.13 million in November 2011. The drop in dollar volume over the month in Trumbull and Columbiana counties was less steep. Home sales by dollar volume in November totaled $11.64 million in Trumbull County, down from $12.18 million in October but up from November 2011’s $9.07 million. Columbiana County’s $5.71 million dollar volume last month was on par with $5.75 million in October, and up from $4.44 million in November 2011.
Average sale prices in November in the three counties were all at least $90,000, and approached $100,000 in Columbiana County. Columbiana’s average selling price was $98,440 last month, compared with $85,764 in October and with $92,482 in November 2011. Mahoning County’s average selling price was $90,084 last month, off from October’s $96,035 but up from $82,053 a year ago. In Trumbull County, the average selling price was slightly higher than in Mahoning County, $90,913, up from $83,967 in October and up from $79,541 in November 2011.
The sale price of the highest priced home sold in Mahoning County last month was 1,000 times greater than the lowest priced unit, $650,000 compared with $650. In Trumbull County, sale prices last month ranged from $2,552 to $359,900. Columbiana County’s sale prices for the month ranged from $6,000 to $369,000.
