Mahoning Valley Home Sales Maintain June's Pace
YOUNGSTOWN, Ohio -- Area home sales during the month of July were largely on pace with the month of June.
Mahoning and Columbiana counties each posted month-over-month increases in the number of single-family units sold, while unit sales in Trumbull County declined by just three over the same period.
According to figures released Wednesday by the Youngstown Columbiana Association of Realtors, in Mahoning County, 218 single-family housing units were sold in June, up slightly from the 205 sold in June -- but up markedly from the 171 sold in July 2011. Sales in Columbiana County totaled 71 in July, an improvement from the 65 sold in June as well as the 56 sold in July 2011. Trumbull County saw a modest decline from 146 sold in June to 143 in July, which was still better than the 110 sold in July 2011.
The dollar value of the homes sold in the three counties in July was $23.96 million compared with $23.58 million in June, and up substantially from $17.49 million in July 2011. Trumbull County sales in July totaled $13.11 million, better than the previous July’s $9.01 million and June 2012’s $11.49 million.
The average sale price last month was $109,911 in Mahoning County, $91,676 in Trumbull County and $74,037 in Columbiana County. Mahoning’s average sale price for the month was up from $102,254 in June 2011 although down from this June’s $115,006. Columbiana’s average sale prices were $84,582 in June and $110,832 in July 2011. Trumbull County’s average sale price last month was up from both the $81,872 average recorded July 2011 and from the $81,157 in June.
Sale prices ranged between $9,200 and $210,000 in Columbiana County, $3,200 and $650,000 in Mahoning County, and $4,000 and $435,000 in Trumbull County.
