February Housing Sales Remain Stable in Region
YOUNGSTOWN, Ohio – February homes sales were stable overall in the region, with Mahoning and Trumbull counties both posting modest gains from January while Columbiana County experienced a slight loss for the period, according to a new report from the Youngstown Columbiana Association of Realtors.
In Mahoning County, 152 homes were sold, up 11 from the 141 sold in January. Trumbull County experienced a similar over-the-month gain, with 107 sold last month, compared with 96 in January. Columbiana County's 47 units sold in February were down three from the 50 sold month before. In February 2012, 112 homes were sold in Trumbull County, 105 in Mahoning County and 50 in Columbiana County.
In terms of total dollar volume, Mahoning led the three counties, with $13.5 million, up from just under $13 million in January. In Trumbull County, the dollar volume of homes sold totaled $7.9 million, up from $6.6 million in January. In Columbiana County, dollar volume totaled $4.6 million last month, compared with $4.3 million in January. February 2012's totals were $8.3 million in Mahoning County, $7.9 million in Trumbull County and $4.1 million in Columbiana County.
In Columbiana and Trumbull counties, the average sale price of a home increased while the average declined in Mahoning County. The average sale price in Columbiana County was $96,913 in February, up from $86,493 the month before. In Trumbull County, the average sale price increased from $68,994 in January to $73,467 last month. Mahoning's February average declined to $88,824 from January's $92,178. In February 2012, Columbiana's average sale price was $81,872, Mahoning's $79,461 and Trumbull's $66,873.
February sale prices ranged between $8,500 and $450,000 in Columbiana County, $2,250 and $520,001 in Mahoning County and $1,006 and $305,000 in Trumbull County.
