December Home Sales in Area Show Price Gains
YOUNGSTOWN, Ohio – The combined price of homes sold in Mahoning County last month rose nearly a third from the same period in 2011, information released by the Youngstown/Columbiana Association of Realtors shows.
In Mahoning County, the total dollar value of homes sold in December was $16.34 million, up from $12.39 million in December 2011, according to the monthly report. The average sale price for a house in December was $94,439, compared with $77,917 a year earlier. Sale prices ranged from $1,000 to $698,000.
In Trumbull County, home sales for December totaled $10.58 million, up from December 2011’s $9.15 million despite a decline in the number of units sold over the year. The average sale price for a property was $89,677 in December, compared to $70,927 a year, a gain of more than 26%. Sale prices ranged from $4,000 to $620,000 last month.
Columbiana’s total for December, $5.07 million, was up from $4.31 million a year earlier, despite a modest year-over-year decrease in the number of units sold. The average selling price in December was $83,601, up from $67,324. Sale prices in December ranged from $9,900 to $179,000.
In terms of unit sales, home sales were up in Mahoning County from a year earlier but down in both Trumbull and Columbiana counties.
The numbers in the reports from NorthEast Ohio Real Estate Exchange, released over the weekend, differ somewhat from the monthly numbers posted recently by Centralized Real Estate Information Services Inc., the basis for this earlier story.
According to the reports issued over the weekend, 173 homes were sold in Mahoning County in December, up from 159 a year earlier. In Trumbull County, 118 homes were sold in December, down from 129 a year earlier. For Columbiana County, which showed the same numbers in both reports, 61 homes were sold in December, down slightly from 64 a year earlier.
