Brentwood Mobile Manor Auctioned for $610,500
WARREN, Ohio -- An investor from Columbus was the successful bidder Saturday for the Brentwood Mobile Manor, 4044 Evaline St. SE, Jeff Byce announced Monday.
Winning bid was $555,000. With the 10% buyer’s premium, the price came to $610,500. Byce is the broker and auctioneer at ByceRealty, Youngstown.
Byce declined to disclose the identity of the winning bidder -- nine registered to bid -- until the property transfer is recorded in the Trumbull County Courthouse. He would say only that the new owner and his family have a history of investing in real estate, that Brentwood “is their first venture in a mobile park,” and that the new owners expect to “substantially expand” the property.
The property, in Weathersfield Township, occupies 21.7 acres and has 183 trailer pads with a permit from the state of Ohio to expand to 253 pads. It provides its residents with Mahoning Valley Sanitary District services.
The trailer park opened in the late 1950s, says its manager, Rick Crawford.
Sharon Carbon, a certified public accountant at Yurchyk & Davis CPA’s Inc., Canfield, along with the Lake County court-appointed receiver, engaged Byce to market the property some two months ago. Over six weeks, Byce relates, his website received more than 14,000 hits about the property from across the United States and he took more than 60 phone inquiries.
