Home Sales Up in Trumbull, Columbiana
YOUNGSTOWN, Ohio -- Trumbull and Columbiana counties posted gains in home sales activity last month, while sales dropped modestly in Mahoning County, according to newly released statistics for the three-county area provided by the Youngstown Columbiana Association of Realtors.
In July, 168 single-family units were sold in Trumbull County, up from 143 a year earlier and from 158 in June. In Columbiana County, 75 units were sold in July, up from 62 in June and up two from 73 in July 2012. In Mahoning County, 207 units were sold, down slightly from 221 in July 2012 and from 230 in June.
Total dollar volume in Mahoning County was also down, $22.4 million in July, compared with $24.1 million a year ago and down from $25.4 million in June. In Trumbull County, sales totaled $17.0 million in July, up from $13.1 million a year earlier and $13.7 million in June. Columbiana County’s July dollar volume totaled $6.5 million, up from $6.1 million the month prior and from $5.4 million in July 2012.
The average sale price for a home in Trumbull County in July was up more than $10,000 from the month before and nearly $10,000 from a year earlier. Trumbull’s average sale price for July was $101,241, up from $86,528 in June and from $91,676 in July 2012. In Columbiana County, July’s average sale price was $86,352, up from $73,402 in July 2012 but down sharply from June’s $97,671. In Mahoning County, the July average sale price was $104,054, down from $110,187 in July 2012 and from $109,103 in June.
Mahoning County’s drop in volume and sale price came despite the most expensive single-family dwelling in the three-county area being sold there last month, for $1.05 million. The lowest selling price in the county was $3,166. In Trumbull County, sale prices ranged from a low $4,500 to a $640,000 high. In Columbiana County, the lowest sale price was $8,900 and the highest $245,000.
